Blower Door Testing

Magnifying glass on Home.

How is a blower door test performed?

A blower door test is performed by placing a blower door fan in an entry doorway to depressurize, or suck out air from the interior of the house. During this process, air from outside of  the home will be drawn into the house through leakage points. Using specialized equipment, one of our trained, professional technicians will calculate the building's air leakage rate.

Florida Blower Door Test Requirement

All new, residential buildings that are 3 stories or less, are required to  pass a blower door test!

New Homes built in Florida must have 7 air changes per hour (7 ACH50) or less in order to pass the Blower Door test.
Mechanical ventilation is required if a home has less than 3 air changes (3 ACH50) per hour.

Having  less than 3 air changes per hour can lead to increased humidity and  stagnant air which will promote mold growth and poor air quality.

When is a home ready for a blower door test?

To put  it simply, the building is ready for the blower door test when construction of the house  is complete.

  • All  penetrations in the exterior envelope of the building must be made and  sealed completely. This includes vents for range hoods, dryers, bathroom  fans, etc. All dampers must be in place.
  • All doors and windows should be fully installed with appropriate weather stripping and sealing.
  • Penetrations and openings into knee walls, crawlspaces, and attics should be closed and sealed.
  • Water should be on and filling all plumbing traps.
  • All light fixtures and plate covers must be installed.
  • All HVAC equipment as well as all duct-work should be installed and sealed to required specifications.
  • Electricity must be turned on. We need electric to run our equipment.
  • There should not be any other workers or contractors in the building while the blower door test is being performed.
